How much does it cost to sell a house?

Bowers Realty Group offers four plans for selling your house. Our Full Service Realtor plan is the traditional plan that most home sellers are accustom to, where a dedicated agent manages the entire selling process for you. The Full Service plan includes every service Bowers Realty Group offers for no up-front fee and a low commission when your home sells. Our other three Flat Fee MLS plans were designed for sellers that want to be more hands-on throughout the home selling process. The Flat Fee MLS plans will get your home listed in the MLS and on thousands of websites online.

Whether you choose a Flat Fee MLS plan or our Full Service Realtor plan, we guarantee our fees and commissions are lower than you will find elsewhere. We are able to offer lower fees and commissions because we are a local family-owned brokerage that does not have to pay royalties and commission splits to a national brokerage simply for their name.     Our Full Service Agent commission rates are much lower than other brokerages because we do not owe royalties and commission splits to a national brokerage chain for use of their name. We are a local family owned brokerage that offers the same services and more for a lower cost than the big name brokerages.

    Commissions for just the listing brokerage in Illinois typically average between 2.5% and 3.5%, depending on the brokerage you choose. While we do not publish an exact rate online, we will state that our commission rate is significantly lower than 2.5%! That adds up to big savings for you! For every $100,000 that your home is worth, you will save $1,000 for each 1% lower that you can agree on a commission.

    When you list your home using the Full Service Agent Plan, you and your agent will agree upon a commission to be paid to our brokerage when the property sells. If the agent is unable to sell the property, you pay us no commission. The commission to our brokerage is only paid at closing!

    As with any real estate closing, there are other fees you will pay, such as the buyers agent commission (typically between 2 - 3%), and other closing costs.

You will receive copies of all agent feedback for your listing.

    We highly recommend adding an Electronic Lockbox for $100 plus a refundable security deposit. The electronic lockbox is much more secure than a combination lockbox. The electronic lockbox tracks who has shown the property and when they showed it. We are able to pull reports for your lockbox upon request.
